CONCEPT: “Elevated Living in a Lush Urban Oasis”

Suburban Grandeur is envisioned as a self-contained, vibrant residential community that balances density with quality of life, offering thoughtfully designed living spaces surrounded by green, active, and interactive outdoor environments. Rooted in principles of sustainability, connectivity, and human-centric design, the development serves as a model for future suburban mass housing in growing urban peripheries.

 

PLANNING STRATEGY

  • Zoning & Massing:
    The site is divided into residential and commercial zones, with the commercial component (5% BUA = 2,559 sq.m) strategically placed at the entrance for accessibility, visibility, and activation of the public realm. Residential blocks are oriented to maximize natural light, cross-ventilation, and privacy.

  • Building Typology:
    Mid to high-rise towers OF G+20 floors (depending on FSI utilization and local bye-laws), with multiple configurations catering to LIG, MIG, and HIG segments, arranged around landscaped courtyards and pedestrian-friendly streets.

  • Connectivity:
    A clear, hierarchical circulation network—vehicular roads encircle the periphery while internal streets prioritize pedestrian movement, shaded walkways, and children’s play areas.

 

RECREATION AND OPEN SPACES

  • Above-norm Recreational Allocation:
    While 15% (3,345 sq.m) was mandated, a generous 4,884 sq.m has been provided at ground level, enhancing community wellness and open-air interaction.

  • Stilt-Level Activity Zones:
    An additional 2,225 sq.m of recreational space at the stilt level includes rain-protected areas for indoor games, senior citizen seating pods, yoga/fitness areas, and co-working nooks—allowing year-round usability.

  • Landscaping Philosophy:
    A mix of native flora, bioswales, shaded plazas, and community gardens create a “green spine” that weaves through the development, encouraging walking and interaction.

    Multi-tiered parking solutions using stilt + surface + basement (if applicable) ensure sufficient space while leaving the ground plane free for recreation and green zones. Pedestrian and vehicular movement are well segregated for safety.

This activates the edge, adds walkability, and ensures that basic day-to-day needs are within a 5-minute walk for all residents.

    • Shaded balconies and double-loaded corridors

ARCHITECTURAL LANGUAGE

The design employs clean lines, earthy textures, and climate-responsive materials, such as terracotta fins, perforated screens, and light-colored RCC finishes. Each building is crowned with a terrace garden or solar array, depending on its orientation.
