The design prioritizes luxury living with biophilic elements (greenery on balconies), natural ventilation, and a landmark presence suitable for Mumbai's redevelopment norms.
1. Project Vision
“Vertical Sanctuary – Where Architecture Meets Nature”
The proposed redevelopment transforms the existing low-rise structures of Saket Prem into a landmark luxury residential tower that embodies refined urban living. The design fuses contemporary elegance with biophilic principles, creating a serene vertical oasis in the heart of Mumbai. It balances density with spaciousness, offering residents an elevated lifestyle defined by natural light, greenery, privacy, and panoramic views.
2. Architectural Language
The tower adopts a sleek, sculptural modernist aesthetic with strong vertical emphasis:
-
Facade Composition: Clean, monolithic volumes punctuated by rhythmic vertical fluting/ribbing in warm beige and stone tones. Rich bronze/copper metallic accents provide contrast and sophistication.
-
Signature Element: Generous curved, cantilevered balconies that wrap around corners, creating dynamic shadow play and a sense of movement. These balconies feature deep planters with integrated greenery, softening the built form.
-
Material Palette:
-
High-performance glass (floor-to-ceiling)
-
Textured stone/concrete panels
-
Warm bronze anodized metal cladding
-
Wood-toned detailing
-
-
Massing: Slender, elegant tower profile (approximately 17–20+ floors) with a distinct podium base, recessed upper floors, and a crown featuring rooftop amenities.
3. Key Design Features
Biophilic Integration Heavy emphasis on greenery at every level — private balconies with trees and shrubs, cascading vertical gardens, sky terraces, and a lush rooftop sanctuary. This creates a “living building” that improves air quality, biodiversity, and resident wellbeing.
Balconies & Terraces Each residential unit benefits from large, usable private balconies (many with curved geometry) that blur indoor-outdoor boundaries. These serve as personal green retreats with views of the city or green surroundings.
Entrance & Lobby A grand, double-height glass entrance with a revolving door, featuring dramatic lighting, high ceilings, and abundant indoor planting. The lobby creates an immediate sense of arrival and luxury.
Amenities & Lifestyle Spaces
-
Rooftop Sky Lounge: Expansive terrace with fire pit, lounging areas, dining zones, and 360° city views.
-
Infinity Pool & Deck: Indoor/outdoor pool area surrounded by tropical landscaping.
-
State-of-the-Art Gym & Wellness: Floor-to-ceiling glass walls overlooking greenery and the city.
-
Multi-level Podium: Includes parking, commercial spaces (if applicable), and recreational areas.
Lighting Strategy Subtle uplighting on vertical ribs, warm LED accents on balcony edges, and dramatic interior lighting create a glowing beacon at night while maintaining elegance.

5. Core Design Philosophy
-
Timeless Elegance — Modern without being cold; warm materials and organic curves.
-
Contextual Sensitivity — Respects the scale of surrounding Mogra neighborhood while establishing a new landmark.
-
Sustainability Focus — Greenery for passive cooling, high-performance glazing, rainwater harvesting potential, and energy-efficient design.
-
Resident-Centric — Maximum natural light, cross-ventilation, privacy, and connection to nature.
